Tips to get a good rental
Tips to get a good rental
Feb 14 For many people, this issue remains a concern. High prices and low rental offer make it very difficult. We know this very well those of us who live in Ibiza.
Here are some tips, although many of you will already know them and they seem obvious, sometimes we forget:
1. Know the market.
As we are not all professionals in the sector, the best way to be advised on the real situation of the rental market in the area where you live is trusting a real estate agent. In this way, you will avoid being cheated and end up paying much more than you should. It will also inform you of the current legislation on rent so that you avoid abusive clauses in your rental contract.
2. Set yourself a realistic budget and don’t overdo it.
Sometimes we set a maximum price, and then when we look for rental offers we start to see beautiful properties and we end up falling in love with that more expensive than we can afford. Do not fall into temptation and focus on renting something that does not exceed your 33% monthly income. In this way, you can rigorously pay your rent and you will not go through financial difficulties. We have not invented this percentage, it is a council of professionals in the financial sector.
3. Always prepare a written contract with the owner.
Do not leave anything spoken verbally, the words are blown away, but what you write and sign between your landlord and you will remain forever. Sign all contract pages and keep a copy. Make sure that important clauses such as the maximum legal bond, the duration of the contract, and certain conditions of expenses and maintenance of the house are collected. In this, once again, doing so with a real estate agent will help you.
4. Never leave these questions in the pipeline:
Who will assume the share of the community of owners; Contract period; if it is rented with furniture or not; If pets are allowed or if you have to take out renters insurance, these are some of the points you should include in the rental agreement, yes or yes.
5. Visit the house always before renting it.
Whether you rent with friends to share an apartment, or with your partner, it is essential that all the people who are going to live in it visit it in person. We can not rely only on some beautiful photos, we must see in situ the state in which the property is located. Only at that moment is when you really see details of the state of the windows, if it has humidities, if there are damages, etc. Only having seen everything before, you will save yourself dislikes after signing the contract.
